Germany flights to be launched from Scotland

Consumers in Scotland will soon be able to take advantage of better transport links with Germany.

Routes to the country are being provided by budget airline Ryanair, which has announced that it will run the first ever direct route between Edinburgh and Berlin.

This is a significant development which is likely to attract lots of new visitors to the German capital.

Therefore, demand for rental accommodation across the city is likely to increase considerably, potentially creating new opportunities for overseas property buyers.

Commenting on the move, Edinburgh Airport managing director David Johnston said: "Edinburgh's first ever direct route to the German capital [is] particularly exciting."

He added that the portal was anticipating strong demand among both inbound and outbound air passengers.

Germany has been flagged up as a good option for overseas property buyers who wish to invest in Europe.

According to the Foreign Property Buyer website, the country's housing market is likely to experience growth during the next 12 months.

The online portal said the potential for capital appreciation in Germany in the near future meant that the market was "worth watching".

Foreign Property Buyer commented: "Although the property market has not yet seen a big upturn, it is expected to grow over the next year."

However, the website called on investors to choose their residence carefully if they wish to find somewhere that will earn them strong returns.

The comments came after the Royal Institute of Chartered Surveyors stated that the revival in Germany's housing market has not yet happened.

Figures from the organisation showed that the rate of house price inflation has dropped in many European countries, including Spain and France.

Germany an 'excellent' location for property investment

Germany is an excellent location for those looking to make strong returns on property investment - as it is one of the few European markets not to have undergone a boom in recent times, meaning that much of its property is undervalued.

This is the opinion of Michael Gilfoyle, managing director at Frontline Berlin. He explains that it's much harder to get a mortgage in Germany than it is to get one in the UK - and that renting is much more common in the continental European country.

"The prices in Berlin are probably the cheapest, at this stage, as anywhere in Europe. It is probably one of the major cities in Europe. It represents an excellent investment because there has to be a heck of a correction of property prices here in the future," Mr Gilfoyle comments.

"Property prices actually fell, in real terms, between 1994 and 2004 in Germany. Everywhere else in Europe prices were motoring ahead, so what you have now is an under valued market," he adds.

Berlin property rentals stand at '85%'

In some parts of Germany, particularly Berlin, the rate of property rental stands at around 85 per cent, it has been claimed.

Paul Collins, property editor for Buy Association, says that such a proportion makes investing in Germany a very attractive option - as the chance of being able to rent out your property "are particularly good".

"In Germany, particularly in some parts of Berlin, the rate of people renting property is about 80-85 per cent. So if you were to buy a property in Germany then the chances of being able to let it out are particularly good," Mr Collins commented.

"There just isn't the same property culture so if you buy a property somewhere like Germany, there's not so much of a market to sell it on again afterwards."

A recent report revealed that around 70 per cent of properties in the UK are owned with 30 per cent rented out. This proportion stands at 42 per cent owned and 59 per cent rented in Germany, in comparison.

"It's quite like the UK in the fact that the law is very much weighted in favour of the tenant. So again that's something to consider if you're thinking about buying a property abroad to then let out," Mr Collins added.

German market 'attractive'

Property in Germany is an attractive proposition for buyers because it has not kept pace with property growth in the rest of Europe and holds more potential now.

That's according to website Your Mortgage editor Paula John, who notes that more and more people are looking abroad for property investment.

She explained: "The rest of western Europe has seen price booms in the same sort of region as the UK, with the exception of Germany where property prices have actually fallen in the last decade in real terms.

"So Germany is still looking quite attractive but I don't know how many people actually know about that."

Her comments come at a time when first-time buyers are struggling to get a foot on the property ladder. High UK house prices and increasing interest rates is making it very hard for young buyers to make mortgage repayments and overseas markets are becoming more attractive.

Rhiannon Williamson of Amberlamb also believes that Germany holds potential for British buyers, adding that Berlin and Munich both rate as top cities for those looking to rent out their new house.

"Germany is quite simply a great place to invest for those seeking rental income," she said. "This is simply because Germans like to rent houses."
